WAITING LIST ADMINISTRATION

Clark Fork Riverside has the following waiting list and occupancy standards:

  1. Persons living in a unit in Clark Fork Riverside will have first choice in chronological order of residency.

  2. Persons on the waiting list are second and will be called as described below.

    1. If there is no suitable unit immediately available, applicants will be placed on the appropriate waiting list. Position on any waiting list will be in chronological order of applications (date and time).

    2. When a suitable unit is forecast to be available, the applicant at the top of the list will be offered that unit. If the applicant turns down the unit offered, they will remain at the top of the list until the next unit is offered. Only one such turndown will be permitted, after which the applicant will go to the bottom of the waiting list.

    3. Clark Fork Riverside Administration will determine the composition of its waiting list on a semi-annual basis.  If the current waiting list does not include a significant number of extremely low-income applicants sufficient enough to meet the 40% target, when an extremely low-income applicant is needed to achieve targeting requirements, and the next applicant on the waiting list has income above the extremely low-income limit, that applicant must be returned to the waiting list.  When Clark Fork Riverside is ready to house an applicant with income above the extremely low-income limit and has achieved or demonstrated it has attempted to achieve the 40% target, this applicant can then be served.

    4. Applicants on a waiting list who fail to affirm their desire to remain on the list at least by the end of each six months may be removed from the list. Those who have been so removed may reapply, but will start at the bottom of the list with a new date of application.

    5. Two-bedroom apartments are for couples only. If one spouse dies or leaves, the remaining spouse must vacate the apartment when a one-bedroom becomes available. Couples in one-bedroom apartments will have first choice of two- bedroom apartments in chronological order of residency.

 

LENGTH OF TIME ON WAITING LIST

  1. It is impossible to predict how long an applicant will be on the waiting list. estimates are made based on the recent history of turnover, the specific apartment location request or needs of the applicant.

  2. No applicant will be offered an apartment until approved based on the requirements listed above.

  3. Every effort will be made to complete the approval process in a timely basis.

REJECTION LETTER

Any applicant who is denied will be sent a letter, explaining the exact reasons why he or she was rejected and advising of their rights for reconsideration and appeal, as required by HUD.
